I work as a buyer-only advisor, coordinating with local agents across Italy while representing my client exclusively — not the seller. Finding the right home in Italy is not about browsing listings. It’s about navigating a complex system with the right guidance from day one. As a cross-border real estate advisor, I help American buyers explore almost all properties currently for sale in Italy, while protecting them from common pitfalls and costly mistakes. |

One of the biggest challenges in Italy is the structural limitations on agent cooperation. Properties are often listed by multiple brokers, rarely under exclusive agreements, creating confusion and misaligned incentives.
My model is different.
Because I am based in California and represent only the buyer, I work without conflicts of interest.
I do not compete for listings, I do not approach sellers directly, and I do not collect fees from listing agents.

Many of my clients purchase property in Italy without being physically present for every step.
