House hunting in Italy works very differently from the way it does in the United States. Italy does not have a single national MLS comparable to the American system; listings are not always exclusive, and cooperation between real estate agents can vary significantly.
As a result, buyers who rely on only one local listing agent may see a limited selection of properties—often restricted to that agent’s listings, professional relationships, or geographical area. My role is to help American buyers navigate these limitations. I coordinate with local agents across Italy, evaluate available properties from the buyer’s perspective, and remain my client’s direct point of contact throughout the search and transaction. Finding the right home in Italy is not simply about browsing listings. It requires clear objectives, informed analysis, local coordination, and an understanding of how the Italian real estate system actually works. |
