A projected rental income is not an investment analysis.
A property may appear profitable when someone multiplies an attractive nightly rate by an optimistic number of occupied nights. But that calculation says very little about what the owner may actually earn—or whether the potential return justifies the capital, work, and risk involved. A serious analysis must consider the entire investment:
My objective is not to make every property appear attractive. It's to determine whether the numbers remain credible after realistic costs, alternative scenarios, and risk are included. A real estate agent may tell you how much a property could rent for. My role is to determine what may actually remain—and whether that potential return justifies the capital, work, and risk involved. |
