The Sale Price Is Not What the Owner Receives
When an owner sells a property for €500,000, that does not mean €500,000 is returned to the owner.
The gross sale price must be reduced by the expenses associated with the sale.
For this case study, we assume:
The buyer generally pays the Italian notary used for the purchase.
Therefore, our simplified calculation is: Net Sale Proceeds = Sale Price − 3% Selling Fee − €2,000
When an owner sells a property for €500,000, that does not mean €500,000 is returned to the owner.

- professional seller-representation fee: 3% of the sale price
- technical and documentary selling costs: approximately €2,000
- no major renovation or staging expense

Three Appreciation Scenarios
No responsible advisor can guarantee how much a property will appreciate.
For that reason, we evaluate three possible scenarios over a ten-year holding period.
Conservative Scenario: 0% Annual Appreciation
The property is sold after ten years for the original €400,000 purchase price.
Base Scenario: 2% Annual Appreciation
At 2% annual appreciation, the projected sale price after ten years would be approximately €487,598.
Strong Scenario: 3% Annual Appreciation
At 3% annual appreciation, the projected sale price after ten years would be approximately €537,567.
No responsible advisor can guarantee how much a property will appreciate.
For that reason, we evaluate three possible scenarios over a ten-year holding period.

Ten Years of Rental Income
The apartment is not assumed to remain financially inactive during the ownership period.
Using the base operating assumptions from the previous article, the property produces approximately €16,000 in net rental cash flow during the first year. If that net income increases by 2% annually, the cumulative rental cash flow over ten years would be approximately: €175,196
This amount is separate from the sale proceeds. It is cash generated while the owner also retains the ability to use the property personally for approximately 60 nights each year.

What About Capital-Gains Tax?

American owners may also be subject to U.S. capital-gains taxation when selling property located in Italy. The result depends on several factors, including the owner’s tax status, adjusted basis expressed in U.S. dollars, exchange rates, documented improvements, rental depreciation, personal use, income, and the rules in effect at the time of sale.
No estimated U.S. tax has been included in this case study. Every owner should obtain individualized advice from a qualified U.S. tax professional before selling.

A strengthening euro relative to the dollar over the holding period would improve the investor's real dollar return beyond what is shown below; a weakening euro would reduce it — and in an adverse scenario, could offset a meaningful part of the property's euro-denominated gain. This currency exposure is a separate, independent risk that should be considered alongside the euro-denominated IRR shown here, not ignored because it falls outside the property-level analysis. Investors who want to isolate or hedge this exposure should discuss forward contracts or staged conversion strategies with a currency specialist, separate from the real estate transaction itself.

This value is not rental income and should never be presented as cash profit. It is an economic benefit received by the owner: accommodation that the owner and family can use without paying the market price for an equivalent stay.
When this benefit is added to the financial result, the total ten-year economic outcome becomes:
Lifestyle-Adjusted Return
If the estimated annual personal-use value is treated as an economic benefit, rather than cash income, the broader lifestyle-adjusted IRR becomes:

There are two useful ways to calculate break-even.

for the owner to recover the original €450,000 investment in nominal terms after selling expenses.
This doesn't mean selling for €285,000 would be a successful investment. It means only that the cumulative rental income would have absorbed a substantial portion of the original capital requirement.
NPV Break-Even
When a 5% required return is applied, the required sale price rises to approximately: €532,000
This is the approximate sale price needed for the purely financial NPV to reach zero at a 5% discount rate. The difference between €285,000 and €532,000 demonstrates the difference between simply recovering money and earning an adequate return on capital over time.
